In the 3 years preceding the current year, the Developer participated in the construction of 5 residential buildings, including:
- A 40-apartment residential building at 38B Sovetskaya Street in Lepel, constructed in 8.5 months;
- A 40-apartment residential building at 38V Sovetskaya Street in Lepel, constructed in 8.5 months;
- A 60-apartment prefabricated residential building in Borovka village, Lepel District, constructed in 6.5 months;
- A 40-apartment residential building at M. Gorky Street in Lepel, constructed in 8.5 months;
- A 60-apartment residential building at Shkolnaya Street in Lepel, constructed in 11.5 months.
The purpose of the construction of the facility is for the personal, family, and domestic needs of the co-investors.
Construction start date – 22.11.2021, estimated completion date – 29.07.2022, normative duration (according to the conclusion of the RUP "State Construction Expertise for Vitebsk Region") – 8.5 months.
A positive expert conclusion on the state expertise of the project documentation was issued by the RUP "State Construction Expertise for Vitebsk Region" on 26.08.2021, No. 640-30/21.

The residential building is a 5-storey, 2-section brick building. The building has a technical basement, a cold attic, a pitched roof, and organised external drainage. The number of apartments is 40 with separate sanitary units. The total area of the apartments is 2015.3 m2. Balcony glazing – aluminium frames.

Pricing Indicators:
The cost per 1 m2 of total apartment area at the date of publication of the project declaration is 1754.37 Belarusian Rubles.
The price of the shared construction object (contract price): is formed at the stage of concluding a shared construction object creation agreement with the co-investor in accordance with the legislation. Changes to the contract price are permitted in cases provided for by the legislation of the Republic of Belarus. Payment is made in a lump sum or in installments in Belarusian Rubles. Developer's profit – 5%.
The land plot for the construction of the object, with an area of 0.4052 hectares, has been granted to the developer for temporary use (selection act dated 23.06.2021). The owner of the land plot is the Republic of Belarus. The project documentation includes landscaping of the adjacent territory.
The developer, in the manner and within the timeframes stipulated by the legislation and the contract, subject to full payment
the share of the cost of the shared construction object, hands over apartments and documents for the registration of ownership rights to them.
Inter-apartment stairwells, staircases, corridors, roof, attic, basement, other common areas, load-bearing, enclosing non-load-bearing structures, electrical, plumbing and other equipment located outside or inside residential and (or) non-residential premises, as well as other real estate objects serving the intended use of the building. The common property of a multi-apartment residential building is transferred to the developers by an acceptance-transfer act.
General contractor - Subsidiary Communal Unitary Construction Enterprise "Lepel PMK-75" (contract dated 27.10.2021 No. 1).
General designer - GP "Vitebskselstroyproekt" (contract dated 18.01.2021 No. 8).
The conclusion of contracts (additional agreements to the contract) for the creation of shared construction objects is carried out in accordance with Decree of the President of the Republic of Belarus of 10.12.2018 No. 473 "On Shared Construction", Resolution of the Council of Ministers of the Republic of Belarus of 12 March 2019 No. 156 "On Measures for the Implementation of Decree of the President of the Republic of Belarus of December 10, 2018 No. 473" at the developer's office (Lepel, Partizanskaya St., 10), no earlier than 7 (seven) calendar days after the publication of this declaration. To conclude the contract, the applicant or their representative must be personally present with title documents (passport, power of attorney).
